  • Full assessment of the Owners Corporation and compliance with the Unit Titles (Management) Act 2011, as well as the needs of Owners and Residents. We create a targeted approach in line with the Executive Committee to implement strategies that will improve day to day functioning of the Owners Corporation.
  • Planning and execution of General and Annual General Meetings.
  • Planning, attendance, and performance of administrative duties to support Executive Committee Meetings.
  • Monthly reporting to the Executive Committee on matters occurring within the Owners Corporation.
  • Dispute resolution with all Stakeholders.
  • Rapid response and reporting of urgent issues to stakeholders.
  • Assessment of current and implementation of new House Rules.
  • Regular communication with Owners, Property Managers and Residents on matters throughout your complex.
  • Financial management to ensure you have long-term stability in your capacity to maintain your building.

Facilities Management

Our Facilities Management service is key to operational building management, ensuring that mechanical and plant equipment is maintained in accordance with both warranty and legislative requirements, where safety is paramount in asset preservation and in the best interests of property owners.

Our Facilities Management Team are hand-picked to ensure the best services are delivered to you – our valued client. Their knowledge and experience offers more than just expert advice, they bring heart, true grit, and an unwavering dedication to everything they do for the strata and its people, and are always willing to go that extra mile to guarantee the best possible outcomes are afforded for your complex.

  • Management of common facilities, including gymnasiums, pools and other aquatic systems, recreation centres such as gardens and function rooms, and reporting feedback to the Executive Committee on a regular basis.
  • Overseeing the quality of contractor workmanship, including routine services and sporadic repair works which may be beyond the scope of service agreements.
  • Negotiate contractor service agreements to ensure you receive quality service at competitive rates.
  • Ensure that contractors have completed works and reported on completions and their findings prior to requesting that invoices are settled by the Executive Committee.
  • Initiate and determine the outcomes of tender processes for contractor services as requested by the Executive Committee.
  • Regular communication with the Executive Committee where maintenance and contractor feedback/recommendations are key to the life-span of mechanical and leisure facilities are paramount to budgeting for the strata.
  • Reporting where forecasted expenditure may need to be considered for budget planning, providing strong integration with Strata Management services and requirements.
  • Regular quality control inspections are carried out to ensure that the building is being appropriately maintained by residents and their guests.
  • Monthly reporting to the Executive Committee is provided as standard, however, additional reports are also provided dependent on building activity.

Building Management

We believe that your onsite Building Manager is the face of your building and they play a pivotal role between residents, Executive Committee, and service contractors, ensuring the day to day operations, processes, and safety regulations and are observed and executed in a smooth, responsive manner.

It is crucial that your Building Manager be adaptable, experienced, and wholly capable to manage the unexpected, as well as ensuring the safety and security of the strata and its owners.
